Our repeat client is developer and this is an investment property that he aims to rent to young professionals.

It's a corner building located in Brooklyn and currently has 3 stories and a mixed use of residential (2 units) & commercial (one unit) The1st floor is fully built and the 2nd and 3rd floors are built about 50% of the lot.

We are proposing:

- Full Gut interior and exterior renovation. Including new envelope, windows, facade, interior partitions, floors, everything will be new.

- We are doing a vertical enlargement of the 2nd, 3rd floors and adding a mezzanine level.

-The new program of the building will be: 7 residential units, 2 of them being duplexes at the upper floors, and 1 commercial space on the first floor with storage in the cellar.

- The building will be transformed from an old look and no amenities, to a contemporary look and design, with lots of light, glass and metallic panels in the facade, Juliette balconies in each unit, W/D in the unit, common areas in the roof area, and common bike storage.
